what it means:      

• Planning consultancy 

 include analysis of planning control, site histroy search, exsiting conditions.

• Scheme design

include analysis of development potential, based on known circumstances (eg clients’ brief, existing conditions, planning controls, budget and costing if needed be) 

•  architectural services

include elaboration of schematic design, development of design, submission (either town planning or building permits), interior design, tendering, building contract administration and project management of the above listed. as this is a long and ongoing process details will be discussed at all levels to ensure effective process and communication can be established to meet clients’ requirements.

• dual services is more capable in providing reliable and consistence response to a client if all he needs is a quick and efficient check on development potential on a particular lot, even prior they go for aution and commit themselves to buy. 

• As a development may take years to ‘become real’ and under current economic and political environment it is not uncommon to have developments to take place in stages. we are proud of our consistency and quality in our services. our clients will not need to run and shop around for information. we have existing connections and we are happy to provide information as required and provide quotations on costings. and of course we are happy to work with our clients’ existing connections.
